Randolph Subcontractor Minimum Insurance Requirements
Commercial General Liability - Subcontractors to Randolph Construction Services, Inc. shall procure, pay for, and maintain commercial general liability insurance on an Occurrence Form (Claims Made and Modified Occurrence Forms are unacceptable) issued by a carrier acceptable to the contractor and licensed in the state where the work is to be performed.
Such insurance shall protect against claims for bodily injury, death and for property damage and /or loss of use of property any of which may arise out of operations or completed operations by subcontractor (including employees), or by anyone for whose acts or omissions any of them may be liable.
Such insurance shall include all major divisions of coverage: Premises/Operations; Completed Operations; Independent Contractors; Broad Form Property Damage and Broad Form Property Damage including Completed Operations; XC & U; Washington Stop Gap (if the work to be performed is located in the state of Washington); Blanket Contractual and Cross Liability. Policy limits shall be provided in amounts no less than the following:

Certificates showing evidence of existence of coverage required under this paragraph shall be maintained from the date work commences until five (5) years after the work has been completed and final payment under this agreement has been made. Certificates shall show evidence of existence of endorsement CG2010 (11/85) or the equivalent (additional insured status for completed operations), which must provide primary noncontributory coverage for contractor and owner as additional insured for loss arising out of subcontractor's work in process and completed work. Additional insured certificate will provide a waiver of subrogation by the subcontractor's insurance carrier.
